ASSIGNMENT:
Steve Hayes represented Voit Companies, located in Woodland Hills, California and Bermant Development Company of Santa Barbara, to purchase a 16 acre, five parcel site located near the Santa Barbara Municipal Airport in 1983. Hayes was assigned to help process the land through the challenging entitlement process in the County of Santa Barbara (now City of Goleta). Upon project approval, in 1984, Phase 1 was constructed, one 42,000 sf, two-story office building. Phases 2 and 3 were constructed from 1984-1986 and all phases totaled 300,000 sf in two story office/R&D buildings.
RESULTS:
The University Business Center is the largest office project ever approved and constructed in the Santa Barbara/Goleta area and Hayes has exclusively handled all the leasing. Hayes was able to lease the entire complex with the majority done on a pre-leasing basis. Voit Companies was bought out by East Group, a REIT from Mississippi, and the property continues to be the premier office park in Goleta.
