ASSIGNMENT:
Hayes sold Voit Companies, a significant regional developer, a 4 acre site in Goleta, California. At the time, the site did not yet have appropriate entitlements for office/R&D buildings. Agents were brought in to aid the developer in gaining approval for two, two-story office buildings totaling 84,000 sq. ft. The approval was granted in 1984 and the project was constructed prior to having tenant commitments. Hayes was given the exclusive lease listing with the goal of pre-leasing the buildings.

RESULTS:
The project was leased on a timely basis, exceeding the pro-forma for achieved rent and rent commencement. The space was leased to McGhan Medical and Bechtel, both significant national tenants. Voit has remained the owner of the property.
