LOCATION: Ortega Hill, Summerland, CA
SIZE: 53,000 sf, 28 acres
PROJECT TEAM:
Stephen Hayes
ASSIGNMENT:
Jostens Corporation, a Fortune 500 company located in Minneapolis, needed to consolidate several of its 42 manufacturing plants around the country. The firm chose Steve Hayes to market and sell its ring manufacturing plant located in Summerland, California, about five miles from Santa Barbara. The regional plant had 53,000 sf of industrial and office space located on a spectacular 28 acre hillside property overlooking the Pacific Ocean. Jostens is the leading provider of specialty products for the education industry, such as yearbooks, class rings, and photography.
RESULTS:
Following a lengthy marketing timeframe stemming from environmental issues, the property was sold in September of 1994, for $5 million. These issues were a result of prior industrial processing and Hayes coordinated all efforts with the County of Santa Barbara and the Regional Water Quality Control Board to obtain a closure letter for the site. The property attracted significant interest from the local corporate community and the ultimate buyer was QAD Corporation, a leader in manufacturing software. QAD recently completed Phase 1 of the development of 80,000 sq. ft. of offices at this location and when the project is completed, the existing buildings will be demolished and replaced by a 120,000 sf corporate campus.
ADDITIONAL ASSIGNMENTS:
QAD is consolidating all of its operations to this campus and Hayes and DeJohn have been engaged to sublease their 26,000 sf facility located at 6410 Via Real.
