ASSIGNMENT:
The client needed to expand from an inefficient office and R&D facility in downtown Santa Barbara. The initial goal was to double the space from 35,000 to approximately 80,000 sf on the South Coast, with a secondary effort to lower the occupancy costs per square foot. The client interviewed several brokerage companies with the intent of awarding one with the exclusive representation assignment--Steve Hayes was chosen to represent Digital Sound Corp. in 1988.
RESULTS:
A search was conducted to select either an existing facility or a development opportunity and an 80,000 sf "older" manufacturing facility located on the "Bluffs" of Carpinteria was selected. Hayes negotiated a long-term lease with options and the landlord provided an extensive exterior and interior renovation to meet the client's needs.
ADDITIONAL ASSIGNMENTS:
Hayes also handled a sublease of 80,000 sf of corporate offices for Unisys Corporation, which is the successor of Digital Sound.
