The South Coast has approximately 20 million square feet (sf) of office and industrial space and there is currently 1.33 million sf available. The overall vacancy rate is 6.7%, up from 6% at the end of 2002. Total leasing activity (gross absorption) in 2003 was 782,000 sf, down 24% from 2002.

02 was a very unusual year for the office and industrial market, sending mixed signals to local owners, tenants and brokers. The South Coast has approximately 20 million square feet (sf) of office and industrial space and there is currently 1.2 million sf available, a 6% vacancy. 2002 had a 10% decline in the vacancy rate, which was due to stronger leasing activity with gross absorption at 1,025,000 sf and net absorption at 125,000 sf.
